Clearing Ground for What Comes Next
Land and lot clearing takes an overgrown or wooded area down to open ground. That can mean a building lot for a new house or garage, room for a driveway or a pole barn, a fence line swallowed by saplings, or a back acre that has grown into brush. We cut the trees, chip or haul the brush, and grind or pull the stumps, so the next contractor, or your mower, can get in.
Start with the boundaries
Before anything is cut, the area needs to be clear: where the property line is, which trees stay, and where the house, driveway or septic system will go. Mark trees to keep with ribbon. If the line is uncertain, a survey costs less than a dispute with a neighbor; Utica's tree FAQ notes that anyone who damages a tree without the owner's permission is responsible for the harm.
Rules to check
Larger clearing jobs can involve town site plan or building permits, and work near streams or wetlands can involve state rules. Requirements differ from one town to the next across Oneida and Herkimer counties, so check with your town's code office before clearing for construction. We will not clear an area you have not confirmed is yours to clear.
What happens to the material
Logs can be cut and stacked for firewood, left long for a sawmill or hauled away. Brush can be chipped and spread as mulch or removed. Because New York limits moving firewood to within 50 miles of its source, and ash wood may carry emerald ash borer, wood from the lot should stay local. Stumps can be ground in place for lawn, or pulled where an excavator will be digging foundations anyway.
Timing and ground conditions
Spring thaw leaves much of the ground in the Mohawk Valley soft and wet. Clearing in late summer, fall or on frozen ground in winter usually leaves fewer ruts. Deep snow slows the work, and spring mud can stop it. We plan around ground conditions and tell you if waiting would protect the site.
Selective clearing
Not every job is a clean sweep. Thinning out small and dead trees while keeping the healthy ones can open a wooded lot for a view, a yard or better growth for the trees that stay. We walk the lot with you and agree on what stays before any saw starts.
What This Covers
Clearing covers trees, brush, stumps and the material they leave behind.
Tree cutting
Trees felled or taken down in sections within the area you mark.
Brush and sapling clearing
Undergrowth, saplings and overgrown fence lines cut and chipped.
Stump grinding or pulling
Stumps ground for lawn or left for the excavator where digging is planned.
Selective thinning
Small, dead and crowded trees removed while chosen trees stay.

Typical Land Clearing Costs

|---|---|
| Land clearing, average job (Angi) | about $3,780; most pay $1,397 to $6,176 |
| Lightly wooded, per acre (Angi) | $500 to $2,000 |

How It Works
1. Walk the lot
Boundaries, trees to keep, access and where the material will go.
2. Written quote
The area, what is cleared, stump handling and the price, in writing.
3. Cut and chip
Trees down, brush chipped, logs cut or stacked as agreed.
4. Stumps and finish
Stumps ground or left for excavation, and the site cleaned up.

Land & Lot Clearing Questions
How much does it cost to clear an acre?
Angi's 2026 figures run about $500 to $2,000 per acre for lightly wooded land and $3,600 to $5,600 for densely wooded land; HomeGuide gives $1,200 to $8,000 per acre. Stumps, slope and wet ground add to it. We give a written price after walking the lot.
Do I need a permit to clear land?
It depends on the town, the size of the area and what you are building. Clearing for construction often ties into site plan or building permits, and work near wetlands or streams can involve state rules. Check with your town's code office first.
What happens to the trees you cut?
Your choice: firewood cut and stacked, logs left long, chips spread as mulch, or everything hauled away. Wood stays local, since New York limits moving firewood to within 50 miles of its source.
Can you clear just the brush and leave the big trees?
Yes. Selective clearing removes brush, saplings and dead trees while keeping the trees you mark. It is a common way to open up a wooded lot without losing its shade.
